What is Vacant Staging & Does it Work?

See this content in the original post

Vacant. By true definition means having no fixtures, furnitures, or inhabitants. Vacant Staging? Well, just what you think it is! It is adding furnishings to an otherwise empty house in order to sell a home rather than just a property. There are sometimes when a home can sell on its own, with nothing inside, which leads some homeowners to question why would anyone need to bother with furnishing a home that is empty? — the right buyer will just come along. While that is true, and can happen, what is also true is the effectiveness of staging a vacant home. And if you have been sitting on a vacant property for some time now, perhaps after you’ve long gone and moved into a new home, it may be time to consider bringing some furnishings into the mix to help people see themselves in the space.

The reason a staged home sells a home is because of all the components that are used in the staging process that help appeal to what potential homebuyers are looking for. The best part about staging a vacant home rather than an occupied space is it is no longer a personal struggle for you and your belongings of what to keep, discard, & pack away, it is zero work for you when you elect to have a professional stager come in and do the work, and once your home is sold, all the rented furniture and accessories that were used are picked up and shipped away. It really couldn’t be any easier for the actual homeowner of a vacant home. Plus your home sells, finally. WIN WIN. Below I have addressed the common questions associated with Vacant Staging so you can see the benefits for you and focus on seeing “SOLD” in the near future on your vacant residence.

No, you don’t. And depending on the size of the home, you may leave several rooms of the list of what could be staged. For any home, the main rooms of the home are key when staging. Those include:

  • Living Room

  • Family Room (if there is one)

  • Master Bedroom

  • Master Bath

  • Kitchen (+ main eating area i.e. Breakfast Nook)

  • Dining Room

  • At Least 1 Extra Bedroom

You would be amazed at how few pieces you need to create a dramatic look in a room. Based on your budget, you can choose from a range of products and accessories. You are starting from scratch with bare empty rooms, and the idea is to create a vision for potential home buyers and help them envision themselves living there so with a few furniture pieces and art & accessories, that vision will come to life. For Liven Design, your rooms will be curated unique to your style of home and budget, pairing different furniture pieces from furniture rental companies with Liven Design’s own collection of accessories and art- so you don’t have to worry about seeing your staged rooms anywhere else. Below is an example of what you can get out of Vacant Staging. Which would you rather find when looking at a property online or visiting a open house? Obviously the second one, which is a vision board example of what a staged living room can look like — as you can see, the furniture options available from rental companies that specialize in home staging are great quality!

That depends on where you decide to rent from, if you are working with a Vacant Stager or renting independently, and what terms they set forth with you. For Liven Design, your rental agreement is based on the furniture rental company that we choose to work with, but most are flexible time frames pre-determined. At the end of the term, you would have the option of extending it if needed. At Liven Design, you also are given custom rooms unique to your home, with curated pieces from furniture companies paired with unique home decor accessories from Liven Design, all of which is on the same rental terms.
