The 5 Home Staging Tips You Need To Get Top Dollar

There are several components that go into the process of home staging. Each home differs on what needs to be done to stage a home to sell — depending on the state of your home, age of your home, & whether it is vacant or occupied will determine how much work will be needed for a successfully staged home. In spite of that, there are some universal tips that are at the core of every properly staged home.

  • For both online listing photos and viewings of your home, it is advised to show your home in the best light, literally. I recommend always opening curtains and sometimes blinds depending on how dimly lit a room is.

  • For rooms that don’t get proper natural sunlight, consider brighter lightbulbs — LED lightbulbs are brighter and will make your rooms look better in photos, as you can see from the before & after photos below. The overall room color is even impacted in that room once it was properly lit.

  • Cleaning your home is essential, but cleaning doesn’t always include clutter for some people

  • Some common clutter examples are: piles of magazines, stacks and stacks of books, toys piled up in an area of a room, mail on counters or bulletin boards, piles of papers on desks, bathroom products stacked on counters, & too many kitchen top novelties that can prevent clear visibility of the actual counters.

  • Storage bins & baskets will quickly tackle magazines, toys, & books. Actually putting away any bathroom products altogether is the best option for bathroom and kitchen counters. And anything personal like mail & desk papers should be stored out of sight before any potential homebuyers view the home.

  • Bookcases with personal photos can easily be swapped out for framed art prints that go along with the overall style of the room

  • Framed personal photos on walls can either be taken down for clear hallways or staircases or swapped out for a framed collection of prints for good eye appeal

  • Any large monogrammed items showcasing your family name or initial like wreaths, doormats, wall decor, etc. should be replaced for universal pieces during the duration of your home being listed in order to make it easier for everyone viewing your home to visualize themselves in it with their own family.

  • The right layout in a room will allow proper flow for traffic. The wrong layout will do just the opposite, and in terms of selling your home, will greatly impact how people overall see your home.

  • Consider how easy it is to enter and exit each room in your home. Too much furniture in a room may need to be resolved by putting certain pieces in storage until the home is sold.

  • On the flip side, if you are trying to sell your vacant home and finding limited success after some time, bringing in furniture in the form of renting is an option worth considering. Allowing potential buyers to see a great example of what a space can look like through a staged room is always more profound than just a bare space.

  • With the example below, the chairs were rearranged to allow for more space when you enter the room, as well as help drive the eyes to focus to the fireplace, the main focal point here.

  • Those are all key questions to ask yourself when walking your home in preparation to sell

  • If all your furniture is outdated, consider renting a few pieces and storing yours until your home is sold. If you have just a few pieces that may hinder the overall look of your room, you may just want to store those individual pieces away

  • Walk your rooms and see if you have any good pieces that could work for other rooms of the home, especially the main areas of the home that take priority in terms of staging — i.e. living room, master bedroom, dining room.

  • It’s good to showcase your particular style, but also try to focus on bringing in white in bedrooms, adding color to a dull space like a living room through bright throw pillows, and adding art to bare walls of a room in need of a focal point.
